| System | Installed cost / sq ft | Cure time | Typical lifespan |
|---|---|---|---|
| Epoxy | $4–$10 | Up to about 1 week | 3–20 years (depends heavily on product: water-based vs 100% solids) |
| Polyurea | $5–$10 | About 1 day; foot traffic in 1–2 days, may need ~3 days before driving | 10–20+ years |
| Polyaspartic | $5–$12 | 1–2 days; often installed and cured in a single day | 10–20+ years |

What "flake system" means
A flake (or "chip") floor is a multi-coat system: a base coat, decorative vinyl flakes broadcast to partial or full coverage, then a clear topcoat. The base might be epoxy or polyurea, and the topcoat is often polyaspartic. Full-broadcast flake hides concrete imperfections well and adds mild texture. Two quotes that both say "flake floor" can be very different systems, so ask what each layer is.
Epoxy: strengths and trade-offs
- Typically the lowest cost per square foot of the three.
- Builds thickness well and fills minor surface flaws.
- Longer cure time, and more sensitive to cold. HomeGuide recommends applying epoxy at 60–85°F with humidity below 85%.
- Can yellow with UV exposure, which is why a different topcoat is often used.
Polyaspartic and polyurea: strengths and trade-offs
- Much faster turnaround: many one-day garage systems use these chemistries.
- Better UV stability, which suits garages with the door open a lot.
- Generally cost more, and fast cure times leave installers less working time, so crew experience matters.
- Many polyaspartic products are rated to cure at lower temperatures than standard epoxy, which can stretch the install season in Michigan. Check the specific product's data sheet.
Which should you pick?
If budget is the priority and you can stay off the floor for several days, a well-prepped epoxy system with a durable topcoat is a solid choice. If you need your garage back quickly or want maximum UV resistance, ask installers to also quote a polyaspartic or polyurea system so you can compare.
